List Price Is Not Sale Price: What Orange County Home Prices Are Really Doing Right Now

Homes over $2.5M are closing an average of $145,424 below list, and the gap is smaller but real under $2.5M. Here is how to price or offer with that in mind.

If you have been watching Orange County home prices, you may have noticed that the number on the listing and the number on the closing statement are rarely the same. The latest weekly data from the Orange County housing report, dated October 5, 2026, puts real figures on that gap, and it matters whether you are buying or selling.

What the latest numbers show

Active single family homes in Orange County carry a median list price of $1,725,000. The median closed price for single family homes in the most recent seven day window was $1,413,518. Those two figures describe different groups of homes, so they should not be subtracted from each other like a before and after photo. Still, they show how far the asking side of the market sits from the closing side.

The cleaner comparison is the one the report makes directly. Homes priced over $2.5M closed an average of $145,424 below their list price, about 2.9 percent. Homes priced under $2.5M closed an average of $19,913 below list, about 1.6 percent. In other words, the more expensive the home, the more room buyers have found to negotiate.

Why the gap exists

Homes are taking time to sell. The average Orange County home has spent 66 days on the market, and the median is 46. There are 4,987 active listings, while only 1,653 homes are under contract, the lowest count in weeks. When supply is this comfortable, buyers can be selective, and sellers who started too high often adjust.

The tiers tell the story. Homes under $1M have a median of 45 days on market with 1,919 listings. Homes between $1M and $2M are moving fastest, at a median of 39 days with 1,825 listings. Homes at $2M and up are the slowest, at a median of 58 days with 1,257 listings. Speed and discount line up: the segments that sit longer are the ones that close further below list.

If you are selling

The most expensive mistake in this market is pricing from a hope rather than from recent closed sales. A home that is priced above what buyers and appraisers will support will collect showings without offers, then take a price reduction after the fresh listing excitement is gone. Pricing correctly from day one usually protects more of your final price than starting high and negotiating down.

Look at comparable homes that actually closed in your neighborhood in the last 60 to 90 days, not only the ones still on the market. Whether you are in Mission Viejo, Irvine, or Huntington Beach, closed sales are the evidence that counts. Ask for a pricing plan that accounts for condition, location, and how many comparable homes compete with yours right now.

If you are buying

A listing price is a starting point for a conversation, not a final answer. Understand how long the home has been on the market, whether the price has already been reduced, and how similar homes nearby have closed relative to their asking price. In the luxury tier, the data suggests meaningful negotiating room. Under $2.5M, the average discount is smaller, so a strong, clean offer with a clear timeline matters as much as the number itself.

Remember that your offer also has to appraise. If you offer well above recent comparable sales, you may be asked to cover the difference in cash. A well supported offer protects you as well as the seller.

The bottom line

Mortgage rates remain elevated, with Mortgage News Daily showing a 30 year fixed average of 7.57 percent in the latest report, and that keeps many buyers cautious. Cautious buyers are the reason homes are negotiating. The market is not collapsing, and it is not hot. It rewards sellers who price accurately and buyers who come prepared.
