When The Appraisal Comes In Low: What It Costs Orange County Buyers and What You Can Do

Why Appraisals Matter More Than Ever

Every buyer who uses a mortgage faces the same checkpoint. Once you and the seller agree on a price, your lender orders an appraisal to confirm the home is worth what you are paying. The lender will only lend against the appraised value, not the contract price. If the two numbers match, nothing changes. If the appraisal comes in lower, the difference is called an appraisal gap, and someone has to deal with it.

This matters in Orange County right now. The most recent county report shows 4,987 active listings, a median list price of $1,725,000 for single family homes, and a median closed price of $1,413,518. Those two medians describe different homes, so you should not simply subtract one from the other. But they do show how wide the range of pricing is, and why a home priced on hope rather than on recent sales can run into trouble when an appraiser compares it to closed comparable.

What A $30,000 Gap Really Costs

Here is a simple example using the county median closed price of $1,413,518. Suppose you plan to put 20% down and the appraiser values the home at $30,000 less than your contract price. Your lender will still lend 80% of the appraised value, so your loan shrinks by $24,000. Because the price has not changed, that $24,000 has to come from you. A gap of about 2% of the price turns into a real check at closing.

Rates make the math feel heavier. The average 30 year fixed rate was 7.491% on October 9, down slightly from a week ago. At these levels, most buyers are already stretching to qualify, and a surprise cash requirement can be the difference between closing and walking away.

Your Options When The Number Comes In Low

You have more choices than most buyers realize. First, you can ask the seller to lower the price to the appraised value, which is common when the home has been on the market for a while. Orange County homes are averaging 66 days on market, so many sellers have already seen how much negotiating room they need. Second, you can split the difference with the seller, each covering part of the gap. Third, you can bring the extra cash yourself if the home is truly the one you want and you are comfortable with the price long term.

Fourth, you can challenge the appraisal. Your lender can request a reconsideration of value if the appraiser missed upgrades, used the wrong square footage, or relied on weak comparable sales. Your agent can supply stronger comps. Changes are not guaranteed, but errors do happen. Finally, if your appraisal contingency is still active, you may be able to cancel and keep your deposit.

Watch Your Contingency Clock

In California, contingencies do not expire on their own. Under the standard C.A.R. purchase agreement, the default time for the appraisal contingency is 17 days after acceptance, and you must remove it in writing. Once you remove it, you lose your right to cancel over the appraisal, and your deposit may be at risk. Never remove this protection until you have seen the appraisal or have decided, with open eyes, to accept the risk. Please confirm exact dates in your own contract with your agent.

How Smart Buyers And Sellers Avoid The Problem

The best defense is pricing and offering based on recent closed sales, not on the asking price alone. In Orange County, homes under $2.5 million have recently closed an average of 1.6% below list, and homes above $2.5 million about 2.9% below list, so asking prices are often a starting point rather than a final answer. Sellers who price to the comparable protect their deal from appraisal trouble. Buyers who know the comparable before they write an offer can decide in advance how much of a gap they would cover, if any.

Talk to your lender early about how much extra cash you have available, and have your agent walk you through recent sales near the home you want. A little preparation turns a stressful surprise into a manageable decision.
