Two Speeds, One County: Why Orange County Home Prices Are Rising and Falling at the Same Time
Countywide values are up 2.8% this year — but whether a specific home sells over asking or under it depends on where you draw the comparison, not the county average.
Not One Market, But Many
Ask ten different Orange County homeowners how the market is doing right now, and you might get ten different answers — and every one of them could be correct. According to Zillow’s latest data, the median home value across Orange County sits at $1,178,889, up 2.8% over the past year. That’s the number that makes headlines: modest, steady, reassuring. But it also hides the story that actually matters if you’re buying or selling this fall.
Look one layer deeper and the picture splits in two. Of homes that sold recently, roughly 36.5% closed above their asking price — the kind of listing that draws multiple offers within days. At the very same time, just over half, 50.1%, sold below asking. Redfin’s independent read on the county tells a similar story: 31.1% of sales went above list, while 19.4% of active listings had at least one price cut along the way. However you slice it, Orange County isn’t one market with one temperature. It’s dozens of micro-markets, and which one your home belongs to matters more than the countywide average ever will.
Why the Split Exists
Part of the answer is the “rate lock-in effect” that’s been shaping this market all year. Homeowners who refinanced or bought when 30-year rates sat in the 3% to 4% range have little financial incentive to sell and trade into today’s roughly 6.7% rates. That keeps inventory unusually tight in the price bands and neighborhoods those owners occupy — often entry-level and move-up homes in inland cities — which is exactly where bidding wars still happen. Meanwhile, higher-priced listings and areas with more natural turnover see more competition among sellers, longer days on market, and more price adjustments.
Geography widens the gap further. Newport Beach’s median home price runs close to $3.8 million, with land alone commanding roughly $1,450 per square foot. A short drive inland, Santa Ana’s median sits closer to $750,000. Irvine lands around $1.3 million, Huntington Beach near $1.2 million, and Laguna Beach around $2.7 million. Averaging all of that into one countywide figure is a bit like averaging the temperature of the ocean and the desert and calling it “Southern California weather.” Technically true, practically useless for anyone actually standing in one spot or the other.
What This Means If You’re Buying
The biggest mistake I see buyers make right now is assuming the rules are the same everywhere. If you’re searching in a tightly held, highly desirable pocket — think walkable coastal neighborhoods or top-rated school zones in cities like Irvine or Mission Viejo — you should still expect competition and be ready to move decisively and cleanly. But in plenty of other pockets of the county, sellers are adjusting prices, and there’s real room to negotiate on price, closing costs, or repairs. The only way to know which situation you’re in is to look at recent, hyper-local comparable sales — not the county press release.
What This Means If You’re Selling
If you’re selling, the temptation is to price based on what the “market” is doing overall, or worse, on what a neighbor’s home sold for two years ago. That’s how homes end up among the 50% that sell under asking, sitting long enough to need a price cut. The homes that draw multiple offers are almost always priced accurately from day one, based on what’s actually closed on that specific street, floorplan, and price tier in the last 30 to 60 days — not a countywide trend line.
Whether you’re buying or selling, the conversation that matters isn’t “how’s the market doing,” it’s “how’s my market doing.” That’s the analysis I run for every client, block by block, before we ever set a price or write an offer.
